CALL TO ORDER AND RECOGNITION OF TRADITIONAL TERRITORIES
The Chair called the meeting to order and acknowledged that the meeting was being held on the unceded traditional territory of the K’ómoks First Nation.

REPORTS
DEVELOPMENT VARIANCE PERMIT DV 1B 21 - 2086 HECTOR ROAD (WILLIS/ZIMMERMAN)
 
 
D. Thiessen, Planner, provided an overview of the memorandum dated February 4, 2021 regarding Development Variance Permit DV 1B 21 – 2086 Hector Road (Willis/Zimmerman) to reduce the front yard setback from 7.5 metres to 5.0 metres for the foundation of the building, and from 5.5 metres to 4.25 metres for the eaves to allow the construction of a carriage house. Lawrence Willis, applicant, attended the meeting via electronic means.
 
 
A. Gibson/F. Cochran: THAT the Area B Advisory Planning Commission oppose the Development Variance Permit DV 1B 21, 2086 Hector Road (Willis/Zimmerman) application as presented in the memorandum dated February 4, 2021 for the following reasons:

• The exact location of the septic field/tank is undetermined;
• Having only an approximate location makes it difficult to assess the application with respect to the distance between the carriage house driveway and septic field; and
• Concerns about accessing the garage behind the carriage house because of the location of the septic field.

D. Thiessen, Planner, provided an update regarding Electoral Area Services Committee and board decisions related to APC recommendations.
